Customer wanted to tear down and rebuild her existing back patios and put up a new roof.
We wanted the patios to be a natural extension of the home. How the patios met and interacted with the roof line was a critical element of our design.
We created a design that allowed for an open air patio to intersect with a covered patio that we built as an extension from the roof line. We used large lumber support beams with a tongue and groove covering. Then we created the adjacent open air patio, bringing light and a breeze into the yard. We put up new fascia & gutters to finish the look.
The finished project.

"I wasn't expecting the new patios would add much to what I considered an already beautiful backyard. It is 100x more beautiful! I still can't believe the difference! You would never know this wasn't original construction."
The client wanted a Spanish Mediterranean-style roof, to reduce the roof line overhangs & open the entryway by removing the front portico.
We completed the client's requests. Then, with the customer’s approval, added a full solar system (powering pool equipment & electric car), repaired damaged stucco and painted the home exterior.

We also replaced the termite-ravaged 12 post wood deck with a custom termite-proof, 5 post Mangaris deck, sail shade mounts, custom railing & lattice pergola, and installed energy efficient skylights.

"PRS did so many projects for us, they were on site for almost 3 months. Every team member was courteous, friendly, professional and hard-working, taking minimal breaks; often working 7-7-7 to stay on schedule.
We appreciated the attention to detail, schedule and budget, as well as their creative workarounds and suggestions for materials, design, financing and even referrals for out of scope projects.
PRS is truly a pleasure to work with. We are delighted with our thirty year old home, which feels brand new.
